What is individual leasing?
A lot has changed since mom and dad went to college, and certainly for the better! The individual lease is one of the latest changes! With this type of lease, you are only responsible for your students' rent. You're not liable for the roommates' rent at all! Unlike a traditional lease, if a roommate transfers, graduates, or decides not to pay their rent, you have nothing to worry about!

Is renter's insurance required?
Yes. Renter's insurance provides peace of mind and protection from the unforeseen events that sometimes occur. A renter's insurance policy also works to protect you from liability exposure created while your child is away from home such as accidental damage to the apartment unit, accidental damage to another resident's property or even injuries to guests while visiting. Requiring renters insurance has become a common practice throughout both on and off-campus student apartments to adequately protect student's belongings such as text books, phones, electronics and other valuables. In our efforts to continue striving to create a safer living environment for your son or daughter, we now require all residents to carry an active renter's insurance policy during their lease term. For your convenience, we've identified a National insurance provider that has agreed to provide a comprehensive policy to residents at our communities at a preferred group rate! Do you offer roommate matching?

Absolutely! The Vista offers FREE Roommate Matching Services to all of our residents. Your student won't have to worry about finding a roommate online or flyering the entire campus. We'll do all of the work for you! All you have to do is fill out our comprehensive roommate matching form and our professionally trained Roommate Matching staff will find the best roommate for you!

Do you provide furniture?
Yes! Don't worry about hiring movers or renting a truck! The Vista has fully furnished packages available. The day of moving a bed up a flight of stairs are long gone...just bring your personal items and you're set! While all apartments come with major appliances (including a washer and dryer!), each furniture package comes with both living room and bedroom furniture. The bedroom furniture includes a full-sized bed frame & mattress, desk and desk chair, as well as stackable dressers for storage. The living room furniture comes with a sofa, chair, coffee table, entertainment console, and depending on your floor plan, a dining room table with chairs or barstools. We have chosen a modern collection of pieces for your apartment that are like nothing you have seen!

Are utilities included in rent?
Yes, all utilities are included in your rent payment! We want your students' living experience to be as worry free as possible. All utilities, cable, and WiFi are included in the base rent payment. 
Less bills = less stress!


Can I pay rent online?
Yes, both you and your guarantors can pay rent online! All of our residents & their guarantors have access to our online resident portal, helping you and them keep up to date with their life here in Boise! You or your student can pay rent online with a credit card or via checking or savings account, set up monthly payments, and submit maintenance requests, all with just a few clicks of your mouse!

Are pets allowed?
Yes, bring along your furry family member! Our communities are pet friendly! Each apartment is allowed to have a maximum of 2 pets which the exception of restrictive breeds. This list can be obtained from the leasing office. There is a $350 pet fee plus $25 per month pet rent for each pet. We are sure your dog will like our dog walk area at Vista West!
